Ready to Secure Your Property?

Once you have viewed your ideal property and are ready to proceed, the next step is to complete an Application Form. This form confirms your personal details, which we will forward to the landlord along with your intention to let the property.

Upon receiving the landlord’s approval, we will proceed with your application and provide you with the following:

  • A list of permitted tenant or contract-holder fees.
  • A Holding Deposit Agreement (Wales) outlining the reservation terms.
  • The property’s Energy Performance Certificate (EPC).
  • Bank details for transferring rent and the holding deposit.
  • A Tenant Rent Guide (Wales)
  • How to Rent Guide (England)
  • A sample copy of the proposed Occupation Contract for you to review, giving you the opportunity to ask any questions before signing.

Until the holding deposit is paid, the property will remain available for other prospective tenants or contract-holders to view and apply. Once the holding deposit is received, the property will be marked as “under offer” and removed from the market. The property will then be yours, subject to satisfactory referencing and the signing of contracts.

To pass affordability checks, most referencing agencies require applicants to demonstrate an annual income of at least 30 times the monthly rent. For example, if the rent is £800 per month, the applicant (or joint applicants) must show an annual income of at least £24,000.

Reservation or Holding Deposit

The holding deposit is capped at one week’s rent and is paid to reserve the property. This deposit may only be withheld in specific circumstances, such as:

  • If the tenancy does not commence because the applicant withdraws.
  • If the applicant fails a Right to Rent check or provides false or misleading information.
  • If the applicant fails to sign the Occupation Contract or Deed of Guarantee by the agreed date.

A Holding Deposit Agreement (Wales) will confirm your proposed move-in date. The tenancy start date should be within 15 days of paying the deposit unless an alternative date is agreed upon in writing by both the agent and applicant. The holding deposit will then be deducted from the tenancy deposit when the agreement begins.

To continue with your application, Homelink Lettings will provide you with an application form through HomeLet, an independent referencing agency. This process involves contacting your employer for a reference, so it is advisable to inform them of your intention to rent to avoid delays. Employer references are one of the most common causes of delays in the referencing process.

To comply with Anti-Money Laundering regulations, all tenants or contract-holders, and any guarantors, must provide the following:

  • Photographic ID, such as a valid passport or driving licence (including the paper counterpart).
  • A current utility bill dated within the last three months to verify your address.

Once referencing is completed successfully, we will formally offer you the tenancy. At this stage, we will arrange for a detailed property inventory and a schedule of condition report to be prepared. You will be notified in advance of the check-in date, time, and payment requirements.

Welcome to your new home!

On moving day, your dedicated property manager will meet you at the property for your check-in appointment. They will review the property inventory and schedule of condition report with you.

This report will serve as the basis for assessing the condition of the property at the end of your tenancy and for the return of your deposit.

As part of the check-in process, smoke alarms and carbon monoxide detectors will be tested, and utility meter readings will be recorded. Once you are satisfied with the property and all necessary documents have been signed, the keys to your new home will be handed over.
